Sounds like the disc reader/laser lens is starting to get dirty. There is products such as Clean Dr that is just a cd that insert into your xbox and it would start cleaning.

Call Of Duty MW3 unable to read disc on Xbox 360 wtf?!?
Not all the time but enough to be a pain in the butt, I'll load in the disc and it'll either not pick the disc up at all or actually load into the COD menu and then come up with an unable to read disc error, please clean disc etc. Its brand new!!! I have looked everywhere including xbox forums with no definitive solution. it doesn't do it with any other games so know its not the hardware.
